In the modern world, energy is considered as one of the key factors of production in industrial units, organizations, and companies in all economic sectors. On the other hand, the gap between energy supply and demand has increased in recent years due to the industrialization and urbanization processes, and this has raised energy production and importation costs.

Energy supply and demand has constantly increased in countries. People’s daily life depends on producing and consuming energy, whether at global or national level. Nonetheless, fossil fuels, which are the main factor of greenhouse pollutant emissions and consequently long-term environmental problems such as global warming and climatic changes, are still the primary source of energy production. The use of these fuels completely contradicts with sustainable development principles, and this intensifies the need to apply measures and instructions of energy efficiency improvement. In this regard, efficiency improvement in building and housing sector is of high importance, so that energy management in buildings is one of the residents’ concerns. Energy management is a process similar to business procedures, and is accomplished in industrial sector using different systems such as SCADA and DCS automation systems. There is no doubt that the ability to measure brings the ability to manage. The better the measurement process, the better the management process.

Building Management System (BMS) is a new achievement in meeting the management needs in building and housing sector. The system is actually a simplified model of industrial automation system, whose main goal is to optimize energy consumption in the building sector. In general, the system has comprehensively covered management needs and is constantly expanding. Security, fire alarm and extinction, traffic and parking, HVAC, lighting, residents’ health, etc. are among the needs that can be managed by this system.

Energy management system can be studied in two divisions of hardware and software. In the hardware division, micro-controllers and computers with different capacities are exploited, and in the software division, each vender presents its own software. Software and hardware divisions are connected through protocols such as BACNET, RS232, XML, MODBUS, etc., each of which has properties specific to a particular sector.

One of the steps to achieve smart and green buildings is to use the energy management system. Utilization of this system causes about 20 to 40 percent saving of energy carriers and is a factor of enhancing energy label rank in buildings.

The term smart building is considered a luxurious and valuable option in some of the buildings. It might be correctly said that no proper definition is yet given for smart building in Iran, and many people degrade it to the lowest automation actions, which differs from global definition of smart building. The International Architecture Symposium clarified in Toronto in 1985 that “a smart building is a mixture of inventions as well as a faultless management which, by considering these two features, largely returns the capital spent”.

According to the mentioned definition, it is obvious that the smart building should not only pay attention to recent technological issues and exploit updated software and hardware, but also meet the needs and return the capital and make profit through optimum energy and time management and efficiency improvement.

Sauter Co. manufactures a complete range of required BMS equipment including different sensors, operators, hardware, and software for EMS and BMS. The company has the most powerful hardware and software for EMSs, BEMSs, and IBMSs.

The main system protocol is BACnet/IP, and fully supports other communication protocols including KNX, Modbus, M-BUS, SMI, and DALI.

In Sauter system (BMS), optimum energy consumption and energy consumption reduction were strongly emphasized, and service and maintenance costs are significantly reduced by managing the Sauter-controlled equipment service.

Sauter possesses all equipment required to automate commercial complexes, hotels, residential and official units, hospitals, sports complexes, and schools.

Sauter’s solutions for BMSs are automation and energy management executable for the following buildings:

Pharmaceutical factories

Hotels

Official buildings

Hospitals

Computer centers

Malls

Airports and passenger terminals

Industrial factories

Universities and schools

Sauter Co. –automation of commercial, official, and residential complexes (BMS)

BMS Sauter constituents

  1. Field level

It includes different sensors required to measure temperature, humidity, pressure, and air quality as well as controller valves and balancing which are manufactured in Germany.

  1. Automation level

It includes the required BMS controllers and hardware

Sauter controllers are modular and it is easy to add other systems to BMS.

  1. Management level

It includes software of controlling, monitoring, and managing energy.

All measured data and BMS-controlled quantities can be observed in the display of this software, and constant quantities are registered and kept in this software.
